
From August 1st 2007 it will be a legal requirement for all homes with 4 or more bedrooms to have an energy inspection before it can be put up for sale.
You will also need other items, such as local authority searches, which will be combined in your Home Information Pack (previously called a ‘seller’s pack’). Green Pebble are domestic energy specialists and so we focus solely on providing you with your Energy Performance Certificate, however, we work closely with a number of organisations who can help with the other items that you need for your HIP.
An Energy Performance Certificate is issued when we have completed a survey of your home to assess how energy efficient it is. During the survey we mainly look at your heating and hot water systems as well as taking details of how old your home is and structural details such as the type of walls, roof and windows. This information is then used to calculate a rating for your home showing how good its energy performance is. Like with white goods such as fridges, washing machines and dishwashers, the ratings go from 'A' to 'G', with 'A' being the highest and meaning that the property will benefit from corresponding low energy bills.
As part of your EPC you will receive a report recommending measures that you could install to improve your home’s energy efficiency rating, based on their suitability for your property and how cost effective they are. As well as providing you with this information, we also work closely with environmental organisations and local authorities to provide you with general energy efficiency information and advice, as well as details and eligibility criteria for both local and national grant schemes that provide funding towards insulation measures, central heating and domestic renewable energy systems. All of Green Pebble’s Domestic Energy Assessors are fully qualified having undergone thorough training to be awarded a Diploma in Energy Assessment from ABBE, as well as having expertise in various fields including construction, energy efficiency and customer service. They also have full accreditation from SAVA which means that they have passed a criminal records check, are subject to rigorous monitoring of their professional performance, undergo continuous professional development and are fully insured. All of this means that with a Green Pebble assessor, you know you are in good hands!
It shouldn’t take longer than about an hour to complete the actual survey of your home but we do need to have someone there to let our assessor in and sign some paperwork. We understand that there can be a lot to do when selling your home and it can be a pretty stressful time. We know that having to take time off work or change your plans can be a particular pain, so we always try to be as flexible as possible for our customers.
We hate booking an appointment for a company to visit and then waiting in all morning or all afternoon for someone to come round and think that giving long is, frankly, rubbish. Therefore, we’ll promise to give you a specific 1-hour time slot so you know exactly when we will arrive.
We also understand that you might have to dash back from work or other commitments to meet our assessor and that’s fine. When you book your EPC we will ask if you want us to give you a call or send you a text to let you know we are on our way. We also make sure that you have the mobile number of your assessor so if anything goes wrong or you get held up, we can make sure that we do our best to hang on for you.
Sometimes it just isn’t possible to get home during the day, especially if you work far away or do long or irregular hours. We know that a lot of people aren’t at home between 9 and 5 and so we also offer early morning, evening and weekend appointments too.
We also understand that, sadly, there are people out there who pretend to be from organisations and companies when they actually aren’t. As our customer, your security and confidence in the Green Pebble assessor visiting your home is very important to us. First of all, all of our assessors are CRB checked (meaning they have been checked for criminal convictions) as part of the accreditation scheme for Domestic Energy Assessors. We also make sure that all of our assessors carry an ID badge with their photo on and we would always advise that, like with anyone visiting your home, you always ask to see our assessor’s ID before you invite them in. As customer-focussed professionals they will always be happy to oblige!
We can also offer additional peace of mind with our password system. When you make your booking you will be asked if you want to set a unique password, which will then be given to your assessor. When they arrive you can ask the assessor for your password before you let them in, and as a certified and registered Green Pebble assessor, they will know the answer.
